A condominium, or condo, is an individually owned unit in a property complex or building of multiple units. A condominium building structure is divided into several units that are each separately owned, surrounded by common areas that are jointly owned. A condo owner owns the space inside their condo and shares an ownership interest in communal areas within the property. If your property is structured this way, use Condo logic in Skyware to allow you to attach the condo owners to the accommodations they own, enter the reservation expense percentage and commission amounts, and create posting types for the default condo origin commission and default condo property commission, to enable you to record room revenue and charge expenses to the rooms that owners own.
As well as the more regular Property tasks (such as taking reservations, performing check-ins, providing housekeeping or ensuring maintenance and repair of the property) you will need to be able to identify and contact your individual condo owners and generate statements on any revenue for both yourself and the owners. The Condo Menu within Skyware provides access to features designed for this to enable efficient management of any condos within your property.
Select Condos => from the Files Menu screen.
click Files => from the Other section of the Full Menu.
Select Files => from the Other section.
The Files Menu is divided into two sections, Files List 1 and Files List 2.
Select the Condos => command from the Files List 1 section.
The Condos Menu screen will open when accessed.
The Condos Menu is divided into two sections, General and Reports.
General Section
Condo Owners: This command opens the Condo Owners account screen, which allows you to maintain your condo owner accounts, add a condo owner account, and view any condo owner account records already generated in Skyware for your property. This account screen is similar in appearance to the guest information screen, but the local tool bar on this screen contains buttons specific to condo owner use (such as links to the statement screen or the commissions screen for the condo). Once a condo owner account has been created, it can be attached to stays.
Condo Statements: This command opens the Condo Owner statement screen, which shows the posting date, description and amount of any rentals or posting revenue (such as room charges) associated with a specific condo (selected from the list of condo owners shown on the left side of the screen). Statements may also be printed from this screen for mailing to condo owners.
Condo Configuration: This command opens the Condo configuration screen, which allows you to set the defaults for automatically closing any open condo owner statements and the statement template that will be used when printing the statements.

Reports Section
Condo Posting Scan Report: This report shows the posting date, post department and type, amount, and other information relevant to any Condo postings. Note: You can also generate an A/R Posting Scan Report , a POS Posting Scan Report or a Hotel Posting Scan Report from this screen, using the check boxes at the top of the screen. By default, if you entered this screen using the Condo Posting Scan Report command, the Condo Postings check box will be selected.
Department Revenue: This report shows all of the revenue added into the system on a specific date, by Post Type and grouped by Post Type Department for the selected revenue stream (Hotel, A/R, POS or Condo). The report can be generated for a specific user/cashier, or for all cashiers. The report also has options for finding any out of balances, and to show any unrealized revenue.
Room Income: This report shows the amount of room revenue posted to each room for a given date range. (This is useful for properties with Condos to see how much revenue a particular room is generating).
Revenue Summary: This report provides information regarding the total revenue generated based on a selected revenue type. Select one of the revenue type categories Rate Plan, Guest Type, Origin, Segment, Room Type, Room, Attached Company, or Accounts Receivable Accounts. Once generated, the report shows each revenue type within the selected category, and the number/percentage of rooms sold, occupancy percentage, room revenue, revenue percentage and Average Daily Rate (ADR) for that type.
